Tallahassee is home to two great universities and a wonderful community college. Apartment complexes in town know that students and their parents prioritize safety when finding an apartment for college. What happens when the complex doesn’t live up to its promises? When you, or your son or daughter, is robbed, attacked, or injured within the apartment complex?
You may have a claim for negligent security.
Apartment complexes have a duty to provide a reasonably safe environment for their tenants. That means proper lighting and enforcement of no trespassing signs. It means ensuring the security cameras and gates are working if they exist. It means the apartment complex provides the safety amenities it advertised when the lease was signed.
If your apartment complex is not maintaining its safety amenities, please don’t wait until someone is injured to speak up. Ask your apartment complex to fix the broken light in the parking lot. Tell management if trespassers are lurking in the parking lot at night. Complain when the gate stays open and just anyone can get in. And, lawyer tip, always put those requests in writing.
